7 Brew Coffee Coming to Parrish, FL (Seaire Shops)
7 Brew Coffee is making its way to Parrish, Florida, with a planned location inside the new Seaire Shops development at Moccasin Wallow Road and Sea Chase Avenue. While no official opening date has been announced yet, the listing on the Palmarrish community site confirms that 7 Brew Coffee is among the tenants slated for this fast-growing corridor. If you’ve been watching 7 Brew menu prices and wondering when a location would land near Parrish, this is the news you’ve been waiting for.
Location Details
The new 7 Brew Coffee drive-thru is planned for the Seaire Shops section of the Palmarrish master-planned community in Parrish, Florida. The specific address area is Moccasin Wallow Road at Sea Chase Avenue, which sits in one of the fastest-developing residential corridors in Manatee County. Seaire is a large-scale mixed-use development that includes single-family homes, townhomes, retail, and commercial space — and 7 Brew has been confirmed as one of the retail tenants on the project’s official site.
Parrish is located in northeastern Manatee County, just east of I-75 and south of Ellenton. The area has seen explosive population growth over the past several years, making it an ideal market for a high-volume drive-thru coffee brand like 7 Brew. Residents of communities like North River Ranch, Seaire, and surrounding neighborhoods have largely had to drive toward Bradenton or Sarasota for specialty coffee options — this location would change that significantly.
Opening Date and Store Features
As of October 24, 2026, no official opening date has been released for the 7 Brew Coffee Parrish location. The Palmarrish development site lists the tenant as planned, which typically means the lease is in place or in progress but construction may not yet have a finalized timeline. 7 Brew locations are typically built as standalone drive-thru structures — compact, efficient, and designed to handle high vehicle throughput with multiple service windows.
Standard 7 Brew locations feature a dual-lane or stacked drive-thru layout, a walk-up window in some markets, and a vibrant branded exterior. The Parrish location is expected to follow the same format. The brand is known for its energetic crew culture and fast service, typically averaging under two minutes per car in peak operation.

Grand Opening Promotions
7 Brew Coffee has a history of celebrating new location openings with grand opening specials, though the format varies by market and franchise operator. Past grand openings have featured discounted drinks, free samples during opening week, and community giveaways. The Parrish location will likely follow a similar playbook once a date is finalized. Signing up for the 7 Brew Rewards Program ahead of the opening is a smart move — rewards members often receive early notifications and exclusive offers tied to new store launches.
Impact on Local Customers
The Parrish and North River Ranch area has grown into one of the most densely populated new-build communities in the Tampa Bay region. Residents have consistently requested more dining and retail options locally, and a 7 Brew Coffee drive-thru fills a real gap in the market. For daily commuters heading to I-75 or US-301, a quick drive-thru coffee stop at Moccasin Wallow Road is a convenient fit into existing traffic patterns.
Beyond convenience, 7 Brew’s menu depth — spanning cold brews, energy drinks, teas, lemonades, smoothies, and an extensive espresso lineup — means this isn’t just a coffee shop. It’s a destination for the full spectrum of specialty beverage drinkers. If you’re curious what to order when it opens, browsing the 7 Brew Secret Menu is a great way to get ready.
Future Expansion Plans
7 Brew Coffee has been one of the most aggressively expanding drive-thru coffee chains in the United States over the past three years. The brand has added dozens of locations annually and shows no signs of slowing down in Florida, which remains a high-priority growth market. The Parrish location is part of a broader push into suburban and master-planned communities where demographics align well with 7 Brew’s core customer base — young families, commuters, and working professionals.
As more communities like Seaire and North River Ranch mature, expect additional 7 Brew locations to follow in the Manatee and Sarasota County corridors. Florida’s growth trends make it one of the strongest states for drive-thru coffee expansion nationally.

Our Take
The Parrish 7 Brew announcement is more than just another new location — it signals that the brand is actively targeting Florida’s inland suburban boom, not just the coastal metros. Seaire and the broader Palmarrish community represent exactly the kind of high-density, demographically young residential cluster that 7 Brew thrives in. What’s interesting here is the timing: with no opening date confirmed, this is likely still in early lease or permitting stages, which means the community has some waiting to do. But the confirmation on the developer’s own site carries real weight. When 7 Brew does open in Parrish, it will immediately become a daily destination for thousands of residents who currently have limited specialty coffee access within their community. It’s worth monitoring, and worth getting your 7 Brew Rewards account ready now so you’re set when doors open.
